Buying a Home Sight Unseen: What You Need to Know



In today’s market, there are many challenges as a buyer. If you have to move out of area or perhaps you are buying an investment property, you may have to purchase a property without seeing it in person.


New listings can pop up anytime. In this market, you must be prepared to act fast! How can you get the home of your dreams… when you are stuck at work and offers are being registered before you have even seen it? What can you do to be prepared?


First, make sure that you know your financial numbers. Find a good mortgage broker and make sure you get prequalified for a mortgage. Once you know what you are approved for, you will have a good idea for what your monthly mortgage payments will be.




Then you need the right real estate professional. Someone who is on top of new listings, is very familiar with the area that you are looking in and knows your wants and needs. Even though most listings do come on the market with offer dates, they often sell with a pre-emptive offer in multiples well before that day arrives. Working with the right agent can mean the difference between winning or losing.


Use virtual technology. If you cannot get to the property before putting in an offer, ask your agent to do a virtual tour for you using an app like facetime.


If a brand-new listing comes up and you are not able to see it, you will want an agent that will provide that next level of service and make sure that they get in there asap to access if it is right for you. With an eye for detail, they will be able to spot potential issues and if you wish to move forward with an offer, they may recommend a pre-inspection before going into a multiple offer situation, to protect your interests.
